Mallorca
is the largest of the 5 balearic islands. The order in
descending size would be Mallorca, Menorca, Ibiza, Formentera
and Cabrera. The capital of Mallorca is Palma de Mallorca, a
city by the sea with aproximately 400.000 habitants. Palma is
growing constantly, in habitants, as well as infrastucture and
cultural diversity. Palma property
and commercial
properties are expanding into outer Palma surroundings but
especially into the re-discovered beautiful Old Town of Palma.
In recent years, properties in the Old Town of Palma have become
popular among residents and foreigners again. Until 1995
buildings in the old town were run down, often occupied by
squatters and living in the Old Town was cheap, since drugs and
prostitution dominated the centre. Palma’s council decided the
promote the restoration of façades with the “plan mirall”
which contributed with up to 70% of the restoration cost. This
action boomed the real estate market, owners started to restore
their old buildings and put apartments up for sale. Some areas
of the old town were so run down they almost looked like slums,
so the town hall expropiated entire buildings, relocated its
inhabitants and restored the buildings. Streets were redone,
high-speed optical fiber communications were installed, an air
suction garbage removal system
was set up to avoid garbage trucks invading Palma Old Town,
new street lighting and underground parkings installed, a city
courts building inaugurated in the prior slum area. Nowadays its
considered a privilege to live in the Old Town of palma de
Mallorca. Of course most diserable are properties located in old
palaces that have been converted into penthouses, better even if
they have a parking and a terrace. The parking is a general
problem in Palma, streets are narrow, and most ground floor
properties are used as shops or offices, which in some occasions
are converted into expensive parkings. The palaces and buildings
in Palmas Old Town are mainly built with sand stone, which is a
soft material, yet long lasting, which allows some of the
buildings to reach hundreds of years of age. The problem is that
underground parkings can not be installed underneath these
existing buildings, since the foundations do not reach deep
enough. Real estate is becoming more and more popular among
locals, its so pleasant if you live and work in the centre, and
you can just walk to work, stop at your local cafeteria to enjoy
your morning croissant, and get away from traffic jams and
highway stress, which brings us back to the parkings, you
don’t really need a car in Palma.
The
Cathedral of Palma is probably the greatest attraction. It is
located by the sea, and you can see it as you come from the
airport and enter the Old Town, it is really worth a visit.
La
Lonja, the old fisherman’s area, is the west side of Palma’s
Old Town. The construction is less aristocratic than the
Cathedral area. La Lonja is known for its restaurants, bars, art
galleries and many little cafés, attracting locals and tourists
all year round.
In
recent years fashionable boutiques and hip cafes are opening in
top commercial locations of Palma. Brands and designer from
around the world are offering their designs in nicely converted Old
Town palaces, some with gotic and arab arches. The cultural options
in Palma are widespread, twice a year galleries open their doors
at night for an open night “nit del art” with vino tinto,
red vine and little tapas, Palma has an auditorium, world class
cinemas, many galleries and art foundations from large banks,
some concerts are held in the Plaza de Toros.
The
airport from son Sant Joan offers direct flights, all year round
to most of the European major cities, in fact, 11 million
tourists visit the island every year, which significantly
contributes to the islands economy. Ferries offer trips to the
neighbouring islands of Ibiza, Menorca and Formentera, as well
as to the mainland, Barcelona, Denia and Valencia.
